South Center Office Reconfiguration Project

 

 

SUMMARY:

 

This item authorizes a construction contract with Con-Cor Inc. in the amount not to exceed $70,000 for the reconfiguration of South Education Center office and work spaces, and the food preparation room. 

 

 

BACKGROUND INFORMATION:

 

The Pre-K 4 SA South Education Center - located at 7031 S. New Braunfels - houses all administrative offices with the exception of the Professional Learning and Program Innovation Division. This includes Fiscal Operations, Communications, Student Services, Facility Management, Custodial Services, and Education Center support. Additionally, the four Education Centers are at service capacity with 500 children and 25 classrooms. The South Education Center location is unique because this space shares both the Education Center and Administrative offices.

 

On June 14, 2017, Pre-K 4 SA and City of San Antonio’s Transportation and Capital Improvements Department (TCI) met to discuss the conceptual design and space needs of Pre-K 4 SA.

 

On August 2, 2017, Pre-K 4 SA’s Office of the CEO approved contracting with Debra J. Dockery Architect, P.C. for architectural, engineering, and permitting services for the design of the South Center office space reconfiguration in the amount of $36,806.

 

 

ISSUE:

 

This item authorizes a construction contract with Con-Cor Inc. for a not to exceed amount of $70,000 for the scope of work currently being designed by Debra J. Dockery Architect, P.C. This scope of work will be completed through two project phases. Phase I will occur during the school year from fall 2017 through late spring 2018. Phase II will be completed during summer 2018 because the work would disrupt daily operations. The scope of work includes:

 

Phase I

                     Conversion of current storage rooms into offices - Pre-K 4 SA has identified storage areas to be converted into offices. To meet requirements from Code Compliance, each room needs to be reconfigured to include acceptable lighting, HVAC/air flow, and the appropriate number of sprinkler heads for fire suppression.

                     Modification of HVAC supply system - One office and a group of cubicles have been identified as needing improvements to the HVAC system to supply cooler air.

                     Reconfiguration of Lobby Area - The new proposed design would remove the four cubicles in the lobby area to create more space for guests in the lobby area.

                     Creation of a solitary room - Pre-K 4 SA is committed to creating a room that meets gold-program standards for Texas Mother-Friendly worksite designation that will include a comfortable, relaxing, and private room where mothers can breastfeed or pump when needed.

 

Phase II

                     Conversion of Teacher Workroom to Open Office Room - Pre-K 4 SA has a need for an open office room that supports employees working on collaborative projects, temporary employees, and individuals working with Pre-K 4 SA on projects (e.g., auditors, HR, etc.)

                     Reconfiguration of Food Delivery room to include a Teacher Workroom - The South Education Center’s Food Delivery room has approximately 700 square feet, which can be divided, allowing both the Food Delivery room and the Teacher Workroom to share the current footprint.  

 

ALTERNATIVES:

 

The Board can choose to not approve the contract; however, this would substantially delay the project.

 

FISCAL IMPACT:

 

Funds are budgeted and available in the Pre-K 4 SA Education Center Expansion Project as approved by the Corporation’s Board of Directors.

 

RECOMMENDATION:

 

Staff recommends the Board approve a construction contract with Con-Cor Inc. for the not to exceed amount of $70,000 for the reconfiguration of South Education Center office and work spaces, and the food preparation room.
