SUMMARY:
Councilwoman Gonzales requests that City Council, through resolution, direct the Development Services Department to initiate a plan amendment and rezoning to an appropriate land use and zoning district for property located at 2706 West Southcross.
BACKGROUND INFORMATION:
The property located at 2706 West Southcross is currently owned by SAWS and is proposing to sell the property. The neighborhood is concerned that the current zoning of “C-3” would permit a bar. The rezoning of this property to add “NA” Non-Alcoholic Sales would ensure that the future use of the property to be more compatible with the neighborhood.
ISSUE:
The current zoning of the property is not consistent with the land use designation and is incompatible with the neighborhood. Initiating a plan amendment and rezoning process will allow for more appropriate uses and rezoning to occur.
ALTERNATIVES:
Denial of this resolution would allow the existing zoning district to remain.
FISCAL IMPACT:
The subject property comprises approximately 0.75 acres, which equates to a rezoning case fee of $1,760.00. The cost of these procedures will be absorbed by the Development Services Department.
RECOMMENDATION:
Staff recommends approval of the resolution as this direction will provide an opportunity to apply appropriate zoning to the subject property.
