SEP-HCP Application 19-005 - SA BigHaus Tract
LOCATION:
This project is located within northwest Bexar County, in unincorporated Bexar County in the City of San Antonio ETJ. The SA BigHaus tract is located at 19479 Babcock Road, on the southwest corner of the intersection of Babcock Road and Kyle Seale Parkway, in San Antonio, Bexar County, Texas.

Acreage: 37.59 acres
The project will consist of an approximately 37.59-acre residential and commercial development, and the Applicant has requested to participate in the SEP-HCP to mitigate impacts to the SEP-HCP Covered Species from development activities. The draft mitigation determination detailing the project is attached and a summary of the mitigation needs is included below.
The SA BigHaus Tract includes 35.5 acres of golden-cheeked warbler (GCW) habitat with the tract and 20.0 acres of GCW habitat within 300 feet of the tract. The SA BigHaus Tract will require a total of 81 GCW conservation credits (direct impacts at 2 credits:1 acre mitigation ratio = 71 conservation credits and indirect impacts at 0.5 credits:1 acre mitigation ratio = 10 conservation credits).
The SA BigHaus Tract does not have any black-capped vireo (BCV) habitat and will not require any BCV conservation credits.
The SA BigHaus Tract is located over Karst Zone 1 and Karst Zone 3 and totals 37.59 acres (5.29 acres within Karst Zone 1 and 32.30 acres within Karst Zone 3). The project is not located within any Critical Habitat Units nor is it within 750-ft of any occupied features.
Participation in the SEP-HCP for this application will require the following:
* Purchase of 81.0 GCW preservation credits from an approved 3rd-party mitigation bank at a total fee of $324,000.00
