Property History: The subject property was annexed in 1972 and was originally zoned "Temporary R-1" Temporary Single Family Residence District. In a 1980 case, the property was rezoned to "R-3" Multiple Family Residence District. In a 1995 case, the northern most portion of the property was rezoned to "P-1 R-1" Planned Unit Development Single Family Residence District. In a 2001case, the remaining "R-3" portion of the property was rezoned to "B-1" Business District. Upon adoption of the 2001 Unified Development Code, the previous base zoning districts converted to the current "R-6 PUD" Residential Single-Family Planned Unit Development District and "C-1" Light Commercial District, respectively. The property was platted into its current configuration in 2007 and is undeveloped.

Topography: The property does not include any abnormal physical features such as significant slope or inclusion in a flood plain.
