SUBJECT:

Declaration as Surplus and Disposition of City Owned Property


SUMMARY:

Consideration of a Resolution supporting a request by the City of San Antonio to declare as surplus and dispose of City owned real property consisting of approximately 0.801 acres of land being a portion of Public Water R.O.W., Block 1, N.C.B. 13812, located within City Council District 1.

BACKGROUND INFORMATION:

Center City Development and Operations is requesting a Resolution that will allow the City to declare as surplus and dispose of 0.801 acres of City owned real property in City Council District 1. The property is currently ground leased by the City to the Marriott Riverwalk.

The subject property is located at 889 E. Market Street and is improved with the 512 room Marriott Riverwalk Hotel. This property is just under an acre of land area and has been leased since 1978 to a hotel operator who built the current improvements and is presently an entity associated with Host Hotel International. The property has been ground leased to the hotel operator for a period that is set to expire in 2053. In addition to the sale of the land upon which the hotel presently sits, the City will also provide an instrument to the buyer that will allow parking for 160 cars in the adjacent Convention Center Garage. Because the building footprint covers almost the entirety of the land to be conveyed, easements will be granted to buyer to allow it to periodically use the adjacent City owned property for the purpose of maintaining the building exterior.

The disposition has been canvassed throughout City departments and utility agencies and has been conditionally approved.
