SUMMARY:

Councilman Trevino requests that City Council, through resolution, direct the Development Services Department to initiate a rezoning to an appropriate zoning district for property located at 1612 North Zarzamora Street.

BACKGROUND INFORMATION:

The property located at 1612 Zarzamora is currently zoned “I-1 HL” General Industrial Historic Landmark District.  This current zoning designation is restrictive for the renovation of the historic building as it relates to uses, setbacks and parking requirements.  Initiating a rezoning will provide for a more appropriate zoning for the property so that it can continue with the renovations to the building.

 

ISSUE:

The current zoning of the property is restrictive with the proposed use and renovation of the historic structure.  Initiating a rezoning process will allow for the appropriate uses and rezoning to occur. 

 

ALTERNATIVES:

Denial of this resolution would allow the existing zoning district to remain.

 

FISCAL IMPACT:

The subject property comprises approximately 0.4 acres, which equates to a rezoning case fee of $785.00. The cost of these procedures will be absorbed by the Development Services Department.

 

RECOMMENDATION:

Staff recommends approval of the resolution as this direction will provide an opportunity to apply appropriate zoning to the subject property.
