SUMMARY:

Councilman Trevino requests that City Council, through resolution, direct the Development Services Department to initiate land use change classification and rezoning to an appropriate zoning district for properties located along Vance Jackson between Beryl Drive, Scales and Freiling Drive.

 

BACKGROUND INFORMATION:

The property located along Vance Jackson between Beryl Drive, Scales and Freiling Drive is owned by various property owners.  The following action would allow corrective zoning for single-family residences located in the eastern portion of the Greater Dellview Area located east of Vance Jackson and west of Scales Street.

 

ISSUE:

This section of single-family residential homes is currently zoned “MF-33” Multi-Family District which was the result of an old zoning conversion. Additionally, the area plan and land use designate this area as “Low Density Residential.”

 

ALTERNATIVES:

Denial of this resolution would allow the existing zoning district to remain.

 

FISCAL IMPACT:

The subject property comprises approximately 24.816 acres, which equates to a rezoning case fee of $10,006.40. The cost of these procedures will be absorbed by the Development Services Department.

 

RECOMMENDATION:

Staff recommends approval of the resolution as this direction will provide an opportunity to apply appropriate zoning to the subject property.
