ADDR-SNC-19-12700002 Street Name Change of Bur Bluff to Burr Bluff

 

SUMMARY:

 

Street Name Change Case ADDR-SNC-19-12700002 (Council District 10): A request by Cude Engineering for approval of a resolution to change Bur Bluff to Burr Bluff, generally located southwest of Chestnut Crossing within City Council District 10.

BACKGROUND INFORMATION:

The residential subdivision is currently under construction. The property was platted and the plat was recorded with a misspelling of the street name. The street has been constructed and the street sign currently has the desired name of “Burr Bluff”.  To correct the misspelling on the plat, the developer would be required to submit an amending plat, however, they are unable to submit the required individual property owner signatures.  Renaming the street by Ordinance will correct the discrepancy without an amending plat.

 

Analysis and Notification Process:

 

This street name change was processed in accordance with Chapter 6 Section 672(d)(3) of the City Code that states although choices for names are unlimited, names may be selected to correct errors in the current spelling of street names.

 

This Street Name Change would affect 25 addresses, however, address changes may not be needed by each property owner if they utilized “Burr Bluff” in applicable documents.  Each property owner was notified of the proposed street name change, and to date, staff has not received any phone calls are emails with concerns.

 

The segment consists of approximately six hundred and thirty three (633) linear feet of street and 1 ground mounted sign.

 

Inter-departmental Technical Review:

All City Departments reviewed the proposed request in accordance with Chapter 6 Section 675 of the City Code. The technical review included:

Development Services Department received no concerns from any reviewing agency. In addition, the United States Postal Service approved the proposed street name change on December 12, 2018 in accordance with Chapter 6 Section 675 of the City Code and Chapter 35 Section 506(h) of the Unified Development Code (“UDC”).

 

The following summarizes the notification and outreach process facilitated by DSD upon receiving the request:

                     No notices were returned in favor or opposition to the request

                     Planning Commission recommends Approval

 

ISSUES:

 

Approval of this request will affect 25 addresses, all of which are intended to be developed as single-family homes. Of these, 22 lots are already fully developed. The street signs do not require changing as they currently display “Burr Bluff”.

 

ALTERNATIVES:

 

Denial of this request will result in the street name remaining as “Bur Bluff”, and the street sign will need to be replaced.

 

FISCAL IMPACT:

 

The anticipated costs for the project totals $1,112.50. This includes an application fee of $1,000.00, estimated notification fee of $112.50.  All costs have been paid by applicant.  There are currently no costs for a street sign as the street sign already reflects the desired name change of “Burr Bluff”.

 

RECOMMENDATION:

 

This proposed street name change meets the criteria of Chapter 6 Section 672(d)(3) of the City Code and staff recommends approval to change Bur Bluff to Burr Bluff.
