SUBJECT:

 

ADDR-SNC-19-12700003 Street Name Change of Loma View to Dominion Vista

 

SUMMARY:

 

Street Name Change Case ADDR-SNC-19-12700003 Council District 8: Ordinance authorizing the street name change of Loma View to Dominion Vista, between Marazzi Lane and the cul de sac within the Dominion subdivision.

BACKGROUND INFORMATION:

The residential subdivision is currently under construction, the property was platted with a duplicated street name. Renaming the street by Ordinance will correct the discrepancy.

 

Analysis and Notification Process:

 

This street name change was processed in accordance with Chapter 6 Section 672(d)(2) of the City Code that allows the elimination of duplication in street names.

 

This Street Name Change would require 0 address changes; as no addresses have been issued to date.

 

The segment consists of approximately two hundred and eighty (280) linear feet and 0 public signs.

 

Inter-departmental Technical Review:

All City Departments reviewed the proposed request in accordance with Chapter 6 Section 675 of the City Code. The technical review included:

Development Services Department received no concerns from any reviewing agency. In addition, the United States Postal Service approved the proposed street name change on November 20, 2019 in accordance with Chapter 6 Section 675 of the City Code and Chapter 35 Section 506(h) of the Unified Development Code (“UDC”).

 

Planning Commission Public Hearing and Notification: February 12, 2020

-                     1 Notice mailed to property owners abutting the segment of the street proposed street name change

-                     No registered Neighborhood Associations

-                     Planning Commission recommends approval

 

ISSUES:

 

Approval of this request will require 0 address changes; all lots are intended to be developed as single-family homes. The street signs do not require changing as they are private signs provided by the developer.

 

ALTERNATIVES:

 

Denial of this request will result in the street name remaining as Loma View, which is a duplicate street name, resulting in confusion.

 

FISCAL IMPACT:

 

Upon the adoption of this ordinance, the Applicant will pay the City an application fee of $1,000.00 plus an estimated $4.50 public notification fee for a project total of $1,004.50, which will be deposited in accordance with the FY 2020 Adopted Development Services Fund Budget. All project costs relating to the manufacturing and installation of the new street signs are the responsibility of the Applicant.

 

RECOMMENDATION:

 

This proposed street name change meets the criteria of Chapter 6 Section 672(d)(2) of the City Code and staff recommends approval to change Loma View to Dominion Vista.
