Ratification of Roof Replacement at La Villita Historic Arts

SUMMARY:

This ordinance authorizes ratification of a contract with Accu-Rite Commercial LLC dba Accu-Rite Roofing and Construction Services for materials and installation services rendered and completed in March 2020 in the amount of $54,970.08 for the installation of a 24 gauge prefinished standing seam metal roof at La Villita Historic Arts, Building 9, for the Building and Equipment Services Department. Funding is available from the FY 2020 Deferred Maintenance Program as part of the FY 2020 - FY 2025 Capital Improvement Program.

BACKGROUND INFORMATION:

Submitted for Council consideration and action is an invoice submitted by Accu-Rite Commercial LLC dba Accu-Rite Roofing and Construction Services (Accu-Rite) for the installation of a 24 gauge prefinished standing seam metal roof located at La Villita Historic Arts, 418 Villita, Building 9 in the amount of $54,970.08. The final invoice was approved by the Building and Equipment Services Department (BESD) in April 2020.

The roof at La Villita Historic Arts, Building 9 has exceeded its useful life and required replacement due to water leaks that also damaged the interior floors of the building. In January 2020, the City of San Antonio issued a Request for Price Quote (RFPQ) for the roof replacement and installation of a 24 gauge prefinished standing seam metal roof located at La Villita Historic Arts. Three bids were received and the low responsive bid was submitted by Accu-Rite in the amount of $49,938.08. Since the bid response was under the formal threshold of $50,000.00, contract award was made informally to Accu-Rite. Due to unforeseen conditions, BESD approved two change orders totaling $5,032.00 which increased the total contract cost to $54,970.08.
